JCT Contract

The JCT suite (Design & Build 2016, Standard Building Contract, Minor Works) remains the most widely used contract form in the UK private residential and commercial sector. Proactive, well-structured programme management is essential for protecting EOT and loss & expense entitlement.

Master Programme (cl.2.9)

The Contractor shall provide a master programme for the execution of the Works. Deltime ensures this is a properly resourced, logic-linked programme — not a bar chart — with a clear critical path from the outset.

Relevant Events

JCT's Relevant Events (schedule 2) give rise to EOT. Deltime tracks each event against the programme as it occurs, quantifying the impact contemporaneously to build a strong prospective EOT position.

Extension of Time (cl.2.28)

EOT applications prepared by Deltime show the Relevant Event, the affected activities, the critical path at the time, and the net time impact — using impacted as-planned or time impact analysis as appropriate.

Loss & Expense (cl.4.23)

Where prolongation results from a Relevant Matter, Deltime prepares the programme evidence linking the delay period to the claimed loss — essential for substantiating head office overheads, prelims and finance costs.

Float Ownership

Under JCT, the courts have held that Contractors are entitled to float. Deltime establishes this position in the method statement and programme narrative at the outset to prevent the Employer claiming float for their own events.

Programme Updates

Updated programmes issued at minimum monthly — showing progress, the effect of instructions, Relevant Events, and revised Completion Date forecasts. Each update is formally issued to the Employer's Agent.
