Independence & Impartiality
An expert witness owes their duty to the tribunal — not the instructing party. Deltime's expert witness work is conducted strictly in accordance with that obligation. Our reports state the methodology clearly, acknowledge contrary arguments, and reach conclusions that can be tested under cross-examination.
Delay Analysis Methodology
Our experts are experienced in all recognised delay analysis methodologies: Time Impact Analysis, windows analysis, collapsed as-built, as-planned versus as-built, and impacted as-planned. The methodology applied is always appropriate to the available records, the contract, and the nature of the dispute.
Programme & Records Review
A credible expert opinion on delay begins with a thorough review of the programme baseline, all revisions and updates, and the contemporaneous site records. Deltime reviews RFI logs, site diaries, correspondence, meeting minutes, photographs, and progress reports to build a robust evidential foundation.
Concurrent Delay & Apportionment
Concurrency is one of the most contested areas in construction delay disputes. Our experts apply the governing law framework — SCL Protocol, Scots law, or applicable international standard — to identify, assess, and apportion concurrent delay events with a clear, defensible rationale.
Joint Statement & Hot-Tubbing
Where a second expert has been instructed, Deltime's experts are experienced in the joint statement process — identifying areas of agreement and narrowing the issues for the tribunal. We are also experienced in concurrent expert evidence (hot-tubbing) as required by the Civil Procedure Rules.
Court-Ready Reporting
Every expert witness report prepared by Deltime includes a statement of truth, a clear methodology note, a full list of documents reviewed, an assumption log, and conclusions expressed with appropriate qualifications. Reports are structured for Part 35 CPR compliance and equivalent international requirements.
