Construction Sequence Visualisation
Deltime produces 4D sequence animations that show the construction programme playing out through the BIM model — each activity appearing, progressing, and completing in the correct sequence and at the correct time. These animations are used for pre-construction planning, buildability reviews, and stakeholder communication.
Logistics & Temporary Works Planning
In constrained sites — city centre tower schemes, live airport environments, projects above active infrastructure — the sequencing of cranes, hoists, access routes, and temporary works is as important as the permanent works programme. Deltime uses 4D simulation to plan and test logistics sequences before they are committed to on site.
Hard Clash Detection
A hard clash occurs where two model elements occupy the same physical space — a structural beam passing through an HVAC duct, a pipe running through a column. Deltime runs systematic hard clash detection across all discipline models, producing a prioritised clash report that identifies each clash, its location, the elements involved, and the recommended resolution.
Soft Clash & Clearance Analysis
Soft clashes occur when elements are too close together for safe installation, maintenance, or operation — even if they do not technically intersect. Deltime configures clearance envelopes around MEP, structural, and architectural elements and runs soft clash analysis to ensure that maintenance access, fire protection, and installation tolerances are all maintained.
Clash Management & Resolution
Identifying clashes is only the first step — resolving them requires coordination between the structural, mechanical, electrical, and architectural design teams. Deltime manages the clash resolution process, tracking each issue through to closure, coordinating between disciplines, and re-running clash detection to confirm resolution before the model is issued for construction.
Progress Tracking Against Model
As construction progresses, Deltime updates the 4D model to reflect actual progress — showing completed elements in one colour, work in progress in another, and remaining work in a third. This gives project managers and clients a visual progress report that is far more intuitive than a percentage-complete bar chart.
